A vertically integrated real estate company in New York.
Active since 2005. More than thirty projects across Manhattan, Brooklyn and Queens. Four operating companies under one roof.
L3 Capital Group invests its own and its partners' capital in ground-up development, enlargements, conversions and special situations in New York, and carries each project from acquisition to stabilization with companies it controls.
Why the firm built a company for each stage.
Most New York projects are assembled from outside parties — a sponsor, a broker, an expediter, a contractor, a brokerage, a manager — each under its own contract. L3 carries the stages itself.
The deal line is the same on every New York project. What differs is how many hands it passes through.
The incentives line up
A contractor is paid on cost, a broker on the sale, a consultant by the hour. Each boundary between them is a negotiation the owner pays for. When the company doing the work is the company that holds the capital, the incentive at every stage is the same one: the project, on its business plan.
The information stays in the room
When acquisition, entitlement, construction and sales are separate firms, what each learns stays with it. Here the zoning read that priced the site is the one the architect designs to; the bid-leveling sheet is the one the sales calendar is timed against; the monthly construction report is the one the partner's quarterly is built from.
Decisions are made in a meeting, not a procurement
A bid awarded before the price moves, a filing made before a rule changes, a unit repriced the week the market says so. With the four operating companies under one roof, those decisions are taken by the people who will carry them out, usually the same day.
Property management, building systems, insurance, lenders, outside brokerage partners and public relations remain outside relationships the firm directs. They are not presented as L3 companies.
Four operating companies. One point of contact.
Each is a company the firm controls, with its own license where the work requires one. Each works on the firm's projects first and for outside clients where the engagement fits.

L3 Capital Group
Capital, acquisition and asset management. The partner's counterparty for the life of the project.
- On the firm's projects
- Sources and screens the opportunity; structures and underwrites the investment; forms the entities and opens the accounts; issues capital calls against milestones; reports to the partner quarterly from the first call through exit.
- For outside capital
- Joint venture, co-investment or a programmatic relationship, with the major decisions reserved to the partner in the venture agreement.

L3CG Advisors
Entitlement and owner's representation, from the zoning read to the permit.
- On the firm's projects
- Reads the zoning, sets the development plan, assembles the design team, files with the Department of Buildings, Landmarks, the Board of Standards and Appeals and the Attorney General as the project requires, and carries the filing to a permit with drawings, budget and schedule ready for construction.
- For outside clients
- Represents buyers, tenants, owners and landlords; feasibility and highest-and-best-use studies; entitlement; owner's representation on renovations and build-outs, within a written scope. Market entry for companies arriving from Asia — presence, activations and the first real-estate decision.

FM Alliance
Licensed and insured general contractor and construction manager.
- On the firm's projects
- Bids alongside outside contractors on the firm's own leveling sheet; builds from permit to certificate of occupancy; administers the draw packages and change orders; issues the monthly construction report the partner reads.
- For outside owners
- General contracting under contract with ownership, usually lump sum and adjusted to the project; construction management where an outside contractor is the better fit.

YC Real Estate
Licensed New York real estate brokerage: sales, marketing and leasing.
- On the firm's projects
- Sets the launch plan and pricing; produces the marketing in English, Traditional Chinese and Japanese; sells to New York buyers first and, through channels of its own, to buyers across Asia; reports weekly against the absorption in the business plan; leases the building where the plan calls for income.
- For outside developers
- Sales and marketing for a building the firm did not build, on the same calendar, in the same three languages; leasing and management where the owner wants it.
