One partner. Five ways to engage.
L3 can be the sponsor, the advisor, the builder or the sales arm — or all of them on the same project. Capital from abroad, owners with a building, developers who need one stage carried, companies entering New York: each works with the company that owns that stage.
L3 works with family offices, private equity firms, developers and corporations outside the United States that want to own and build in New York; with owners and families who want the firm's process without its capital; and with the owners, estates and brokers who bring it what it buys.
Invest with L3
L3 Capital Group · sponsor and operating partnerJoint venture, co-investment or a programmatic relationship. The firm sources, structures, underwrites and carries the project; the partner holds the major decisions and sees a fixed reporting cadence from first call to last distribution.
- Joint venture
A single project, held together. The partner's capital and the firm's execution, with the major decisions reserved to the partner in the venture agreement.
- Co-investment
A share in a project the firm and its existing partners are already carrying, on the same terms as the firm's own capital.
- Programmatic
A standing relationship across several projects, with agreed criteria and a first look at what the firm sources.
On a projectHow each form is underwritten, documented and governed is set out under Capital.

Advisory
L3CG Advisors · representation and owner's representativeFor anyone with a decision to make about New York real estate: an owner or family with a building, a landlord with a vacancy, a tenant or buyer who needs to lease or purchase, a company that needs a space built out. L3CG Advisors represents the client's side of the table and runs the work, within a scope set out in writing before it starts.
- Representation
Buyers and tenants represented in a purchase or a lease; owners and landlords represented in a sale, a leasing program or a negotiation with a counterparty.
- Feasibility and pre-development
Highest-and-best-use studies, zoning reads and feasibility models, with the firm's own cost and exit assumptions stated.
- Entitlement
The design team, filings and approvals carried to a permit, as on the firm's own projects.
- Owner's representation and build-outs
Budget, schedule and contractor oversight on the client's behalf — a renovation, a tenant build-out, a ground-up project — with the included and excluded scope in the proposal.

L3CG Advisors · market entryA company arriving from Asia needs in New York what capital from Asia needs: a place, the relationships and one team on the ground. L3 is rooted here, owns and operates property here, and works across real estate and hospitality — so a market entry can start where the client needs it to start. Sometimes that is a building. More often it begins with a room: a launch, a dinner, an exhibition, a residence fitted with the brand's products — and the premises, the lease or the acquisition follow.
- Presence
A first address in New York — a showroom, an office, a pop-up or a residence — sourced, leased or built out, with the firm's own buildings available where they fit.
- Activations
Launches, private dinners, tea ceremonies and exhibitions produced in the firm's spaces, with the guest list drawn from L3's relationships across New York real estate, hospitality and the Asian business community.
- Collaborations
A brand placed inside an L3 building: product programs where every residence is delivered with the partner's products, curated galleries in the firm's townhouses, co-branded sales and hospitality programs.
- Advisory
Entity formation, local partners, counsel and accountants, site strategy and the real-estate decision when it comes — carried by the same team that produced the first event.

- Construction management
Oversight of an outside contractor where that is the better fit for the project.

Unit pricing against closed comparables, the offering plan calendar, a launch sequence by month.
- The New York buyer
Listings, open houses and the local brokerage community, run from the firm's own office.
- Buyers abroad
